“As is” is never “As is”

Even though the typical real estate contract states that the Property is being sold in “as is” condition, the buyer will perform an inspection during the due diligence period.  Inevitably, items will come up and both sides will go back about needed repairs or credits, and whether seller pays for these items.  What is the seller had an inspection performed prior to the contract being signed, made the repairs, and provide the buyer with a copy of the report and proof that the work was done?  Time and frustration saved by all.
