Collecting Mortgage Checks, Not Rent Checks

I used to own a number of single and multi-family properties, most all of which I sold over time.  I do not have the ability to fix the properties, I do not want calls from the tenants, and professional management only reduces the profit potential.  I much prefer private lending when the borrower pays me a monthly check, and the borrower collects the rent check and maintains the property.  Yes, I give up potential price appreciation, but i am getting paid a significant amount above the market interest rate.  Limit the loan to value ratio to note more than seventy percent, and even if you must foreclose the mortgage and take the house back, you should receive all of the principal and interest due you.
