National v. Local Tenant

I have been working on my client’s behalf with a national tenant regarding approximately ten percent of his strip retail shopping center.  This is a vacant space, the discussions have been going on for months, back and forth.  With landlord rent concessions, I am not sure if my client is really better off with this tenant than a local tenant.  We see a significant number of bankrupt national retail tenants closing all, or a significant amount, of their store locations.  Local tenants go out of business as well, of course, but the negotiation and closing down process seems far easier.
