Other writings discussed the value of a 1031 Exchange.  Of course, you must identify and close on a suitable replacement property within 45 and 180 days, respectively, of the initial closing.  One possible alternative to finding a suitable replacement property is to purchase a TIC (tenant in common) in a larger parcel, where there likely is professional management.  Every situation is different, but finding suitable replacement property can be challenging, and TICs provide an alternative to consider.
