How long should a landlord “work with” a tenant who is behind on the rent? There is no easy answer. Factors to consider are the length the tenant has rented from you, previous rental payment history, and the reason why the tenant is currently behind. Are you really doing the tenant a favor if he is falling further behind with little chance of catching up? Is is a one-time event causing the delay? A landlord has expenses as well, that must be paid whether or not the rent is delinquent.
