Clients in Florida often like vacation homes in cooler weather States like Georgia and North Carolina. There is a new twist where you buy a fractional interest like one-quarter or one-eighth of the house and share ownership with others. Kind of like a timeshare, but you actually own a fee simple interest. I look at these fractional ownership arrangements as I do timeshares. Expensive management fees, you are not in control of the property, and very difficult to sell your ownership interest. Better to rent a hotel room or an Airbnb for your vacation.
