Twice this week clients have come into my office with problems arising from deeds they prepared. This is not an isolated situation. One deed was from a divorce and the other a transfer between co-owners. The first deed was not recorded and omitted a parcel; the second deed contained ambiguous language regarding the intended new ownership percentage. The cost to clean up these avoidable situations will far exceed the costs associated with having an attorney from the start preparing the correct documents.
