Clients often want to purchase vacant land and develop it for a commercial building or subdivision.  This is a time consuming and expensive process, before you can start “turning the dirt.”  Zoning, variances, special exceptions, traffic studies, engineering, environmental testing, protected species reports, building plan approval, site plan approval, and concurrency are just some of the interminable hoops you must jump through.  The process is not fun, rather it is time-consuming and expensive.
