Don’t Dive into a Pool Home without Insurance

Buying an investment house with a pool is an extra level of risk.  If you are the landlord, please make sure your insurance policy specifically covers the risk if someone is hurt using the pool.  Yes, you can include language in the lease placing the liability on the tenant, but if the tenant has little in the way of assets, the liability will ultimately fall upon you as the owner.  I recommend at least a million dollars in coverage.  The premium should be factored into the tenant’s monthly rent.
