Experienced Real Estate Guidance

Since 1984, Goldman, Monaghan, Thakkar & Bettin, P.A., has provided our clients with comprehensive real estate services including residential and commercial sales and financing, title insurance and related matters, commercial and residential leases, land development and zoning advice, and assistance with real estate disputes.

Real Estate Transactions And Title Insurance

The purchase or sale of residential or commercial property is a major financial investment. As part of the closing process, you will sign numerous legal documents, all of which impact your financial and property rights. Our attorneys are highly experienced and can help you from contract to closing. We want the process to be as smooth and stress-free as possible.

We have the privilege of representing a broad spectrum of residential and commercial lenders, from well-known large banks to regional, local and private entities. We are responsible for accurately documenting the term of the committed loan, and making sure the lender has a valid lien on the designated property.

Title insurance is a critical part of the real estate closing process, needed to make sure that you acquire marketable title to your real estate purchase, and that the lender has a valid lien. Because of our reputation for excellence, give national underwriters sought us out as their title agents.

Residential And Commercial Leases

Our attorneys also assist client with understanding and negotiating residential and commercial leases, or drafting these leases on behalf of our clients. Beware the statements such as, “this is boilerplate” or “everyone signs this lease.”

Commercial Development Projects And Land Use Issues

Whether seeking to develop land for a commercial purpose, or dealing with a right of way dispute with a neighbor, we have the skills and experience to guide you through. Our lawyers help commercial and residential property owners secure the permits, conduct the necessary due diligence, assist with variances, easements and rights of way needed to maximize the value and use of your property.

Your Advocate During Property Disputes

Disputes involving property rights can occur at any time. Breach of contract claims and financing disputes may arise during commercial development projects; you may fall victim to a fraudulent real estate scheme; you may have a dispute with a co-owner about whether to sell your property; you may experience a boundary dispute with your neighbor; a title defect may be uncovered; and landlords and tenants may disagree over the terms of a lease.

We understand the important property and financial factors at risk during property disputes. Our goal is simple: to find the best solution for you, using the most efficient path. When possible, we work toward resolutions through negotiation and settlement. However, when necessary to protect your rights, we will fight for you in court. Our attorneys are experienced litigators.
